Sales deed is the most significant proof of your ownership on the property. If not kept carefully, one can lose it. But what can one do if the sales deed is lost? In such a case, one can apply for a duplicate sales deed.

As soon as you have found out that you have lost your sales deed, it is a good idea to apply for a duplicate one immediately at the sub- registrar’s office. There are a few simple steps that need to be followed for the same.

But before approaching the sub- registrar’s office, one will have to put efforts to find the lost document. First being, lodging an FIR and secondly advertising in the daily newspaper.

Lodging an FIR:

Whenever you have lost anything that is precious, you file an FIR to the police. The police will try to trace the document. If the police are not able to locate the document, then they will issue the non- traceable certificate. This is an essential document when it comes to filing for a duplicate sales deed.

Advertise in your daily newspaper:

The sub-registrar will need further proof that you have made an actual effort to find the lost sales deed. Advertising in the newspaper and showing the same to the sub-registrar will act as proof of your effort. The advertisement also serves as an excellent approach to spread information about the sales deed. If anyone has the information about the sales deed or have come across the copy of the document, they can approach you with the same.

File an affidavit:

Before you approach the sub-registrar, you will need an affidavit that will have all the information about the property, the lost sales deed and any other particular related to the incident. You will have to write the undertaking that all the details you have mentioned are correct along with attaching a copy of FIR and non- traceable document issued to you by the inspector general and the newspaper advertisement.

Go to the sub- registrar’s office:

After going through your application, the sub-registrar office will accept your application for the duplicate sales deed. You will also be asked to pay nominal fees along with the application. The entire process can take up to 15- 30 days after you have submitted your application.
