On January 14, 2020, the Secretary for Ministry of Housing and Urban Development, Durga Shanker Mishra, launched the website for the PMAY-U ‘HousingForAll.com’. The portal aims to make affordable projects with the occupancy certificate available to the general public. The Ministry hopes that this effort will help in boosting sales across the country. 
 
The housing portal will be running a 45 day All India Online Home Buying festival for the projects that are completed and are ready to move in. It is expected that around 1000 projects will be listed and will be up for sales during the fest. The builder will be able to list their affordable home projects on the website from January 14 to February 13, 2020. The fest will begin from February 14, 2020. For the first 15 days, the homebuyers will be able to view the offers and shortlist their homes. The actual purchasing will begin from March 1, 2020. 
 
The government has also rolled out some announcements for the builders. Rs 10,000 crores will be made available to the affordable housing projects that are suffering from cash crunch. The funds will also be available to the projects that are stuck with NCLT and NPA cases. This will act as the last mile funding for the projects that are stick in a financial crunch. 
 
PMAY- U Progress:
As of January 2020, almost one crore affordable housing units have been sanctioned against the 1.15 crore affordable housing unit demand. Around Rs 50 lacs are already completed and are ready to move in. 
 
Mapping home loan growth:
Under PMAY-U, the Housing and Urban Affairs Ministry is implemented CLL for the MIG group. According to the experts, the PMAY- linked loans have been the driving reason for the growth in the home loan registration. To reach out to more buyers, the government is working on changing the process of buying the home under this process, making sure more advantages can be extended to the buyers. The IT department can issue you the certificate for the subsidized loan after looking into your tax account, making it easier for the homebuyer to get the loan from the banks. 
 
Measures needed to improve the PMAY scheme:
Lack of awareness among the home buyers regarding the benefits of buying a home under the scheme is one major reason why the sales have been slow. Another reason could be the strict eligibility criteria which play as a spoilt sport in the scheme. 
 
Social auditing:
Social auditing helps in improving, understanding and reporting the scheme’s ethical and social impact. Hence it is essential to monitor and audit the progress of PMAY to make sure it delivers what is expected from it. 
 
PMAY app for beneficiaries:
In February 2019, the Ministry launched an application that the PMAY beneficiaries can download from the app store. The beneficiaries can high-resolution videos and photographs of the completed work. These pictures will be scrutinized at the state and Central level. Selected beneficiaries will be invited and awarded as special guest for the anniversary celebration of PMAY-U. 
 
With the efforts, the government is making to revive the real estate sector of the country, one must be aware of all the things happening with it across the country. Recently, it was reported that some beneficiaries would not be able to enjoy the benefits under PMAY-U since the administrative officers made a mistake in filling their form.
