According to the provision of RERA, the developers will now have to mandatorily inform the buyer about the carpet area, build up area and super build up area. This will bring more clarity for the buyers and more transparency. Confusions can be avoided for the same.
Let’s first discuss what carpet area is, build up area and super build up area.
Carpet area: anything that is within the four walls of the apartment or property if carpet area. This includes bathrooms. RERA defines carpet areas as ‘the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or veranda area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment’.
Build up area: the area including the carpet area and the outer area of four walls like a balcony, terrace etc.
Super build up area: the area that includes both carpet area and build up area along with the area including the stairs, lobby etc that can be used by the public.
How the information of carpet area impact the buyers?
Buyers will now understand the exact measurement of the property they will be receiving. The builders will not be able to fool the buyers by including veranda, terrace or balcony in the carpet area. Sometimes, the corner apartments were placed in such a way that they had little more space than the other apartments and were sold at higher price calling it premium apartments. These practices will now come to an end.
Good design and efficiency will now become crucial. Initially, the property with same super build up area but the different area would have cost similar but now buyer will be looking for a bigger carpet area than the super build up area.
It is expected that the prices of the property per sq. ft. will go up the total price will now be divided by the smaller denominator like carpet area instead of super build up area.
How will it impact buyer’s interest?
The buyers will now be much more informed about what they are paying for. The major point is that the RERA law does not make it necessary for the developer to sell the property based on the carpet area only. There will be more clarity to the buyer in the area which in turn will help in making informed decision.
