There is not one but several factors that make Gujarat one of the most developed states in India. As per the realty market analysts, Gujarat's real estate has gone through a significant change in the last decade or pertaining to the state's economic growth, infrastructure development, and technological advancements. 

Real estate developers have transformed their way of handling projects and are making their approach customer-friendly. The main reasons behind this transformation is the growing number of developers and the plethora of options available for buyers today. Thanks to the Smart Cities Mission, cities like Ahmedabad, Surat, Vadodara, Rajkot, Bhavnagar, Junagadh, and Dahod are getting revamped to foster better living environment.

Ahmedabad Real Estate Market

The commercial capital of Gujarat, Ahmedabad, has witnessed significant infrastructure growth in the last decade that led to a rapid transition in the realty market. The city's proximity to DMIC & GIFT City and the establishment of the Ahmedabad- Dholera Special Investment Region stand out as two major reasons behind Ahmedabad's significant transformation. The twin cities, Ahmedabad and Gandhinagar, are likely to become the largest urban agglomeration in Gujarat. Already being the traditional manufacturing base for textile, chemical, pharmaceutical, and gems, Ahmedabad is also gradually becoming an automobile manufacturing hub. Gandhinagar, on the other hand, is all set to become the IT hub.

When it comes to the residential market, an integrated township is an entirely new concept that has been introduced throughout the country. Following the same footprints, renowned real estate developers are now building integrated townships in Ahmedabad and Gandhinagar. The demand for premium residential complexes is at its peak at the moment. There is a marginal increase in the rate of vacancy for office spaces. However, the vacancy rate is on the higher side when it comes to the retail market. On the other hand, because of rapid infrastructure improvements, the residential segment, particularly the micro-markets spread across the Ahmedabad-Gandhinagar corridor, shows great potential for real estate developments. With the entry of more IT/ITeS and BFSI companies, the office market in Ahmedabad is also witnessing a positive trend. 

In the last decade, several commercial and residential projects have been launched in Ahmedabad, bringing down the rental value.
