Renting a property is a favourable option for most who are still waiting for the right time to buy the property. One cannot overlook the advantages of renting a property over buying one. However, there are certain things a tenant must do to make sure the entire process of renting and leasing goes smoothly and there is no room for any error or mistake at the end.

We have prepared a checklist for the tenants to make sure the process of leasing goes smoothly:
  1. Condition of the property: renting a property, the tenant needs to make sure the entire property is in good condition before moving in. if there are any cracks or moulds or any structural defect then one must clear it beforehand with the owner. Make sure to visit the property in broad daylight. The house should have proper ventilation and the cabinets and any electrical appliance that the owner is providing is working fine. The landlord should be informed regarding any damage and must be fixed before you move in. it is the responsibility of the landlord to fix the damages of the house and it must be done before you move in.  
  2. Permission for roommates: bachelors it is common to have a roommate that will not only pay half the price of the rental but will also give them company. However, not all owners allow for the same. If you are hoping to have a roommate in future, make sure your owner agrees to it. One should not simply assume that the landlord will be happy to allow having roommates. Also, one should not forget to ask for the rules laid by the landlord regarding the property.  
  3. Landlord inspection clause: property that is being rented out has a landlord inspection clause. This is to make sure that the tenant is not misusing the property or damaging it. However, it is the responsibility of the tenant to make sure that the clause does not specify that the landlord can drop unannounced. Pay attention to the language of the clause. If there’s anything that you do not agree with, discuss it with the landlord before signing on the document.
Legal words and jargons are difficult to understand for a common man. For this reason, one can consult a property advisor or a lawyer to help understand the legal document. One should never sign a legal document without understanding what it states. It is better to pay some amount of money and get professional guidance in terms like these rather than suffering in future.
