Since RERA has come into existence in 2017, a lot of rules and definitions have changed for the real estate market. The Act aims to provide more transparent experience to the homebuyers who have had bitter experience in the past with the real estate.

The Act also makes it mandatory for the builders and sellers to disclose the actual carpet size of the property before selling it to the customer. The area of the property is often calculated in three different ways: carpet area, built-up area and super built-up area.
 
Therefore, it may come as a reason for trifle between the buyers and the seller for what they are getting and what they are paying for.

It doesn’t come as a surprise that most cases regarding the real estate fraud, in the court, is regarding the size of the property. It is now a rule that the developer can only charge the buyer for the carpet area and not the super built area.
 
Carpet area:
The carpet area is the area where the buyer can spread a carpet. The washing area, dry area and balcony attached to the flat is called the built-up area. The super built-up area includes carpet area, built-up area and the stairs, passage and the area outside the walls of the flat.
 
To explain it easily, anything outside the four walls of your flat is the super built area. On the past, developers used to promote their projects on the super built-up area and not the carpet area which led the buyers feeling robbed and hurt due to misinformation.
 
The government has now made it mandatory for the builders to reveal the actual carpet size and not the super built-up area. The buyers will now be able to understand the exact measurement of the flat and know exactly which part of the flat is the carpet area, built-up area and super built-up area. He unscrupulous practice of the builders to add balcony, terrace, veranda in the carpet area and charge the buyers the high price will now end.

In few cases, the apartments at the corner of the building or the ones with slightly more advantage or carpet area than the rest are sold at a higher price while the ones with lesser carpet size are not sold at a lower price.
 
The provision in the Act is very helpful to the buyers as they will be paying the fair amount now. The builder will have to follow the guidelines laid down by the act. Generally, 70 percent of the built-up area is the carpet area. This will help the buyers to calculate the exact amount payable.
