Buying a correct home is the most complex and important thing in every person’s life. People often find themselves in a state of confusion when it comes to owning a house in municipal areas or in the gram panchayat areas. There are a lot of factors one needs to look into before deciding. The latter is, of course, a lot cheaper than the first one however with the cheap rates tags certain disadvantages.  Let us look into both the options and get a better picture-

BUYING A HOUSE IN THE MUNICIPAL LIMITS
Purchasing a property in this area offers you a number of advantages such as there is a regular and proper supply of water from the municipality. Another benefit is in terms of infrastructure; since marinating and development of the infrastructure comes under the functions list of municipality hence the roads are well maintained. There are better shopping complexes, reputed hospitals and school that one would find in these areas. The population one finds here is mostly of cosmopolitan nature.

The demerit of the area is the high and soaring prices. The prices, property tax and maintenance charges are way more as compared to the gram panchayat regions.

BUYING A HOUSE IN THE GRAM PANCHAYAT REGIONS
These areas are basically the rural and village region. However, these regions are witnessing a speedy and high development and growth. Also, these areas in future will be highly opportunistic. The builders are attracted into investing in these regions for two primary reasons. The first reason being the cheap and low cost of the land (which is generally converted from the agricultural or the non-agricultural lands). The second reason is the future growth prospects.

Since the price of the land is cheap consequently the price of the houses are also low. This factor attracts a lot of buyers who have a limited and tight budget. But these areas have some drawbacks such as irregular water supply due bad connectivity with the municipal region.  Even though builders are making their own arrangements like tankers and bore wells but still they are not reliable. The infrastructures in these areas are not that developed when compared to the municipal regions. The quality of shopping complexes, school and the hospitals are low.

To come to a conclusion one can say that buying a house in the gram panchayat regions can be a good thing, in the long run, seeing the opportunity growth and development. One needs to wait for a little to experience the luxurious and good quality amenities.  But if one wants what he sees, and to avail immediate luxuries and star amenities then buying a house within the municipal regions is advised.
