Should you buy a house based on the range of amenities a project offers? Or should you carefully select the right kind of amenities while buying a home? Well, the questions often confuse the home buyers.

So here are some tips to help the buyers to select the right kind of amenities for themselves.

Amenities are kind of promotional gimmick by the developers to lure the buyers. Although some amenities are necessary and essential such as elevators, power backup, security system but sellers might use amenities to hide the flaws in the project or to increase the sales. Therefore, experts suggest that the buyer should evaluate their needs and requirements, compare it with the services in the micro-market and then look for the amenities offers by the project.

Amenities like swimming pool, gym, badminton or tennis court, the park comes with their maintenance cost that ultimately adds up to the buyer’s or home owner’s monthly expense but buyers do prefer such amenities nowadays. Moreover, amenities do influence buyers purchasing decision but experts suggest that buyers should make their own list of required and not required amenities do a comparative cost analysis among selected projects and then finally make the decision.

Then the budget of the buyer is also an important aspect while deciding the choice of amenities. A buyer who is looking for an affordable home might be satisfied with a basic home without any much facility. Whereas a buyer in a luxury category would look for a home that is equipped with all kinds of modern amenities like a pool, clubhouse, gym, park, bar, spa etc. These amenities can go to avoidable amenity list for an affordable buyer. But for a luxury segment buyer, these could be the basic amenities.

The selection of amenities should be entirely on the basis of the buyers’ personal preference, affordability, the requirement as well as availability. Experts say that the buyers should only yes to those amenities which they understand and they are completely aware of and should not be lured by the pictures painted by the sellers they should remember that amenities always add some fixed or variable cost to the property which might impact the resale value of the property.

Here is a list of amenities for the home buyers that are considered to be essential and optional.

Essential amenities include elevators, water supply. Car parking, security service, power backup, 24-hour maintenance service. Whereas optional services include: walking or jogging track, clubhouse, rooftop garden, sky lounge, open deck, spa and salon, party hall, restaurants, concierge services, cinema hall, temple and religious activity place.
