1. Read the contract carefully:
First and the foremost step is to make sure that you are aware of what it says. Your contract may allow you to end the contract before it officially ends by giving out a 60 days notice prior. Whether you have to change the city or some life changes has taken place and you need to move out, it is better to give your landlord a heads up 60 days prior. Different kind of rental agreements needs different kinds of notices to vacate the place. In case of month to month rental agreement, it is better to give out a written notice to the landlord and the number of days in which you will vacate the place.
2. Be respectful:
Talking respectfully to your landlord and citing the reason why you would like to move out before the contract ends, is the best way to discuss it. Giving out a timely notice period before you move out will do the work for you.
3. Pay the fees:
If you have tried all your options and it is impossible for you to stay and complete the remainder of your lease then you have only one option left which is paying the left amount of fee to your landlord and move out. If your landlord gets unreasonable, then it is better to hire a good lawyer.
4. Finding an option:
You can sublet the house to the new tenant while making sure that your landlord agrees with it. Make sure that the new tenant has a good job and source of income and a good credit score. Introduce the landlord and the new tenant and make sure they are ok with each other.
