The features are only useful when they can fetch thrice of the money you have invested in. So here are certain expensive features that people do add to their property but actually, they are of no use.
Highly landscaped garden: people often go for well decorated, well maintained, landscaped garden while having a small pond, fancy fountain, pavements, sitting area and the list go on. But all these features might turn off the buyers by making them think about the maintenance cost that they have to handle regularly. You can just keep the outdoor organise and clean so that it looks better. You can also avoid having a kitchen garden as this just add up to the extra cost without any return.
Lavish swimming pool: a swimming pool is definitely a luxurious feature. But it is not that feature that can fetch you a higher value for your property. It is just an additional expense that can cost you between Rs 5 to 10 lakh, that too depends on their size. This might not please buyers. As for you, it might be an expensive feature to increase your property value but for buyers, it is an expensive aspect to maintain. Buyers might prefer something of less price in a good locality equipped with all amenities.
High-tech fittings and fixtures: a bathroom fitted with sauna, jacuzzi or a kitchen equipped with advanced kitchen appliances, the luxurious modular kitchen might not be a preferred choice for every buyer. As many buyers might not be comfortable with all these means.These just make your property expensive without any promising return. Similarly, adding a bathtub or expensive equipment could be a bad idea. These expensive features are not used regularly, are high on maintenance and become a liability for the buyers due to which many times they don’t prefer these features.
So, avoid investing in such expensive features which are just a liability and do not give any kind of return to you.
