Here are some pointers that tell you what you should not reveal while selling your property.
Shifting base: moving from one city to another could be a genuine reason to tell but disclosing the details like time could be problematic. As telling the time can make the other party know about your urgency and need to sell the property quickly and he or she might take benefit of the situation and offer a less price.
Not able to find tenants: never reveal that you did not find suitable tenants and that is why you have decided to sell the property. In such case, the buyer might think that when the property is not even worth for renting then how he or she will benefit from purchasing it.
Want to avail a less home loan EMI: with this answer the other party might think that you are going through a financial crunch. Herein the buyer might take advantage of the situation and offer much lower price than that of the market value. Hence, even if your finances are in bad shape don’t make it visible to others, stay calm and negotiate as if you don’t have any problem.
Looking for bigger and better property: often sellers give straightforward answers that they are looking for a bigger property as their present property is small for them. Or they are looking for a better neighbourhood or better property. But you as the seller might not realise that giving this kind of answers might land you in trouble. After hearing these answers the buyers might think that there is a problem in the present property and you just want to get rid of it. You should never let them know that you are unhappy with the property. Because a buyer does not want to compromise on any feature as they are investing their money. So don’t give them any kind of reason wherein that have a negative impact on the property and end of rejecting the deal.
