Shortlisting the right property is the first step in the property buying process. Like other steps such as arranging documents, the buyer also has to pay attention to each and every detail while shortlisting the property.

So here are some points that you should consider when you start looking for your dream property.

Developer’s reputation: in today’s it is very important. Check the reputation of the builder, check the past projects done by them, whether they have delivered on time or not, are they involved in some legal case everything. If possible get in touch with their customers and ask for their experience and feedback. Also, you can search online for reviews about the builders as well as any other information related to them. 

Quality of the construction: check the construction quality of the project which you like. Before shortlisting, check the sample flats, see the finishing done by the builder and do check that whether there is any difference in the original plan and in the final product.

Correct valuation of the property: seek professional help for this. Get in touch with professional property evaluators whether the price quoted is as per the market value or not or whether it is overpriced. You can also check online to be double sure by comparing the price of the similar properties having the same specifications in the same location.

Amenities offered: while you check the quality and specifications of a property, do check the amenities that are being offered as these are as important as other things to lead a good life. And certain amenities have also become basic necessities such as parking, power back up, lift facility to name a few. Amenities also improve the resale value of the properties.

Infrastructure like roads: roads are something that is required and used on a daily basis for commuting to several places. Hence the road should be near to the property rather being too far from your selected project or property.

Lighting and cross ventilation: artificial lights are required in a home but no one can beat the need of natural light and air. So while shortlisting the property, ensure that the property you like has ample of natural light and proper arrangement for cross ventilation. Proper flow of natural air and light is essential for a healthy body and mind.

Maintenance charges: ensure that you are well aware of the maintenance charged of the property. Discuss with the developer at a very initial stage to avoid confusion in the later phase. However, the common norm is Rs 1.50 per square feet for a home with security and Rs 3.00 per square feet for amenities like swimming pool, clubhouse etc.
