There has been an increase witnessed in the demand for luxury homes. Buyers these days look for houses with luxury facilities and amenities. However, there are certain developers/builders who label their projects as a ‘Luxury Property’ but are not really one.

Let us have a look at the factors that actually make a house or property luxurious.
 
1. Location
while one is investing in any luxury house/property, a person often gets carried away by all the lavish facilities and amenities which are offered by the developers. As per the real estate experts, there is one factor which lies on the top and is of importance is ‘Location’. In order to assert a project as a luxurious one, it must be located in a posh and upmarket locality.

There are times when a development firm or a developer constructs a high-end property in some remote pockets. This is a mistake whose price they pay when their project fails to gather a good response.
 
 2. The size
this is another factor which falls under the important category when looking for luxury homes. It is said that if the apartment/flat is not of 3,500 square feet (minimum) then it would not be considered as a luxurious project. There should also be adequate green spaces in the project.
 
3. The right kind of people
In order to claim your project as a high end one, it is important to maintain the socio- economic background of the buyers. If this factor gets wrong, then the developer may have to struggle to attract buyers for his project.
 
4. About the developer
one cannot be negligent when investing in a luxury project. Therefore one must check the track records of the concerned developer for the luxury project you choose. One should look into things like did he construct such projects in the past, where they well executed. Also look into his years of experience, because a developer without a good amount of experience will not be able to build a luxurious project. Along with the quality of the product in a luxury home, the quality of services given by the developer also matters.
 
5. The amenities
after ensuring the points mentioned above, a buyer should now look into the amenities and facilities that one offers.  The facilities the luxury project is providing must of the top level.

Luxury also implies that a developer offers certain choices to his buyers. A developer should ask his customer to customise the facilities and amenities as per their preference.  
 
Small tip
There are certain developers who make a lot of fake promises in order to market their projects. One such point their claim is that their project’s architecture will be done by a US firm or a Hong Kong firm. It is highly advisable to the buyers that one must not fall into such traps, in fact, they should do a thorough research on the same.
