After months of waiting and negotiating with the developer, the feeling of finally getting the possession of your home is truly unmatched. But just make sure that you haven’t overlooked any factor or corner of your house before taking the possession.

Here is the list of things that a buyer should make sure before taking in the possession of the property.
 
1.Legal papers:
Buying a property involves a lot of legal documents. Make sure you have all of them are verified and duly signed by the authority. These papers include share certificate, sale deed, sanction plans etc. ensure that the property you are buying is registered under your name with the local authority. Also, don’t forget to get the final receipt of the transaction.
 
2.Examine the walls:
Check if the walls for any damp patches, cracks, leakage, peeling paint, chipping. If there are any, contact the developer and ask him to get it fixed. Make sure there aren’t any leakage on the walls.
 
3.Electrical fittings:
Make sure that all the switches and switch boards are in proper working condition. Check if, after the main supply is turned off, the supply shifts to the inverter automatically. If the buyer has asked for extra electrical fittings they are supplied or not.
 
4.Bathroom fittings and tiles:
Examine the bathroom fitting and faucets and make sure they are working smoothly. Check for any cracks or holes or damaged tiles in the bathroom. If there is anything made of glass in the bathroom, make sure if they are fitted properly or not. Check if they are up to the standards they were promised.
 
5.Smooth movement of door and windows:
Check all the doors and windows and their movement. If they make a sound, then they need oiling. Check for the latched and locks with them and that they function properly.
 
6.Digital connection:
If you have asked for digital features like temperature control, lighting control, cameras, make sure they are working properly.
 
7.LPG connection:
Most builders these days provide LPG connection. Make sure that the connection is not faulty and is in good condition. Also look for the ISI sign in the tube and apparatus for the same.
 
8.Amenities:
Make sure that the water and electricity supply is proper and that the developer has fulfilled his promise for the amenities like club house, swimming pool, gym etc, and has delivered them.
 
If there is any inconsistency or any promise hasn’t been delivered, contact your developer and ask him regarding the same.
