It is very important to check the background and past projects of the builder. Check for the reviews and related information of the projects previously done by the developers. If possible, the buyer can physically check the builder’s previous project to get an idea of how they have been delivered and the maintenance of the project.
2.Market value of the property;
A buyer can get professional property valuers and get the quoted price and market price cross checked. A buyer can also look for some other property within the same price range and locality, for options.
3.Amenities provides:
Developers should provide the basic amenities like power backup, and parking. Amenities also increase the resale price of the property in future. Also, check for amenities like gym, swimming pool, club houses etc. inquiring about the water supply and LPG connection is also advised.
4.Proper commute facility around the property:
Check for the distance of basic commute facilities like bus stand, railway stations and airport from the property. Also, check if the roads are properly laid and are in good condition. If they haven’t been laid yet ask the developer when the roads will be built.

It is important to check for the proper flow of air in and out of the house for health benefits. Proper natural lighting is also very important. Check if the house gets enough sunlight during the day and flow of air is constant.

Living in a clean property is a must. Check if the property is cleaned everyday and the area around is clean as well. This will reduce the threat of diseases and mosquitoes.
7.Maintenance charges:
Discuss the maintenance charges with the developer before buying the property. Generally, the charges are Rs 1.50/sq. ft. for homes with just security and Rs 3.00 for homes with amenities like swimming pool, club, etc.
8.Quality of construction:
Check the quality of construction by visiting the site personally. This will ensure the buyer of the speed at which the construction is going on as well as of the products used for the same.
