Size of the rooms: a good floor plan is the one which has a rectangular shape measuring at least 12 ft long and 10 ft of width. It is ideally based on the fact that the bed size in India is about 7-9 ft in length with an extra 5 ft space left for the placement of electrical equipment and for free movement. In the master bedroom, there should be an attached bathroom, closet along with a 7-10 ft long bleeding space.
Bathrooms: the number of bathrooms ideally depends on the requirement of the buyer. Usually, 1 BHK units have one attached bathroom. Similarly, a 2 BHK unit might have one or two bathrooms, one attached to the room and the other one being commonly attached to the hall. It is better, that the one in the common area is kept for the guest.
Kitchen: open kitchens are considered part of a good floor plan as it offers easy access to the entire house and makes the common space look bigger and spacious. Also, it is better if the dining area and the kitchen are close by or is side by side as then it becomes easy to approach.
Balcony: builders usually include balcony space in the carpet area which should not happen as balconies are not included in the Floor Space Index (FSI). Check there should be proper ventilation through the balconies.
View: it is better to keep the kitchen and entrance away from each other for a better view. The guest should enter and have a seamless view of the interior of the living room. There should be no blockage while looking at the interiors.
Loading: the difference between the super area and the carpet area is known as loading and usually it 30 percent of the entire floor plan area. And usually the price of the property is based on the super built up are but actually, the usable area is the carpet area. Hence the home buyers should check that the loading should not be more than 30 percent and less than 25 percent because then the common areas get compromised.
