Gone are the days when buyers just look for property. The new age home buyers also look for various amenities along with the property such as club house, gym, swimming pool, park and many more. Nowadays amenities constitute a major part of a housing project. Some amenities like lift, power back-up, security system, are as necessary electric and water supply. Needless to say that the amenities do influence buyer’s decision and developers also use amenities to advertise their project and to attract buyers. But how the buyers can decide on which amenities are necessary and which are not required.

A home buyer looking for an affordable home will be satisfied with basic house whereas a luxury home buyer prefers more than basic home and other facilities like swimming pool, spa, bar etc. So if you are tight on budget and does not want to spend on amenities then probably you can ignore amenities like spa, swimming pool, bar, gym, club house etc but if you are ready to spend on luxury then you can choose luxurious amenities. As for luxury home buyers swimming pool, spa and other such amenities might come under basic amenities.

•What are the necessary amenities that the buyers should opt for? So here are the lists of amenities that are broadly classified as essential amenities – water supply, power backup, 24-hour maintenance, security services, car parking and elevators. And these are some of the optional amenities that the buyers can avoid: play area, gym, swimming pool, walking or jogging track, club house, open deck, spa, salon, rooftop garden, sky lounge, restaurants, concierge services, party hall, temple or religious place, cinema hall and wi-fi connectivity.

•Real estate experts suggests that buyers should go for only those communities that they understand and aware of. They should not get attracted to the pretty painted stuff offered by the sellers. Buyers should evaluate their choice of amenities on the basis of their personal likes and dislikes, affordability and needs.
