Buying a home is a dream, but it is also an expensive process. Whether you are buying a newly constructed house or a property that will need renovation, keep a few checks in mind to save yourself from future obstacles. The quality check through home inspection is a must.

We discuss all the key points that a buyer must focus on before taking the possession of the house.

1.Hire a home inspector:
Hire a home inspector who is experienced and trustworthy for the job.
Gather all the information regarding the property and its value before buying the house. Whether it is a newly constructed or have been lived in before, don’t blindly go for the reputation of the builder. Assuming that since the property has passed all the formalities in past, it must be an in good shape or structure, may not be wise.

2.Take part in home inspection:

Even though you have hired a home inspector, your job does not end there. Take part in the home inspection and regularly visit your home inspector and let him know about the thing that you are worried about. Do not stop him from inspecting the property thoroughly.

3.Take your home inspector’s advice seriously:
Your home inspector will give you a list of things that might need fixing. Do not overlook the list; it may save you a lot of money in future.

4.Discuss with your inspector:
A home inspector cannot be right 100 percent of the times. It is better to discuss the points you aren’t very sure about. He will give you an idea of the things that need to be replaced or fixed. He might not always be right.

5.Not just interior but check the exterior as well:
After giving a thorough check on the interior of the house, give a proper check to the exterior as well. Walls, rooftop, fencing, entry gate, all need to be checked as well.

6.Make a list:
Home inspectors generally do not check the underground pipes, tanks, electric wires etc. Before buying a house it is better to get them checked as well. If your home inspector refuses to check them, hire someone else for the same.

7.Do not rely on real estate agents for referrals:
Real estate agents generally refer the home inspectors. Do not trust them blindly. They might overlook some faults in favour to the developers. Find your own home inspector.

8.Do your research:
Doing research before buying a house, can be fruitful. Do a proper market research of the things that need to be fixed and try to find the best method to get them done. This will save you a lot of money and time in future.
