Real estate developers spend almost 25 percent of their yearly income on the marketing for their project. It includes promotions in social media, pamphlets, and print media, advertisements on channels or movie screens, hoardings etc. Marketing on social media creates a buzz for the property and therefore, reaches a lot more people. With the rising awareness among the buyers, it has become increasingly important for the buyers to buy the property after thorough manual inspections and research.

But how much should a buyer fall for these advertisements and marketing strategies? All the details given out on the advertisements make the properties looks flattering. But the developers don’t always disclose the truth. It is always better to check and research on the property by yourself before finalising the deal.
 
Here’s what a buyer should do before buying the property:
1.Do your research properly:
Just because the advertisements on various platforms made the property look worth investing, do not fall for it. Do your research. Check the past projects by the developers, do the physical inspection of the said property, check the construction quality. Research for their past projects on social media and check their reviews. Social media is a boon and bane at the same time. Research in their validation by information published on the real estate portals. If you are investing in the locality which is promising to be a good investment, don’t be too hung up on the discounts. The locality will fetch good returns itself.
 
2.No matter how flattering the offers are, keep away:
Buyers generally wait for the festive season before they buy the property. Festive season brings with them offers like free gold coins, per sq ft discount, free modular kitchen etc. Even though the gifts are lucrative, don’t fall for them. Read the terms and condition document carefully.
 
3.Hire an expert:
Investing in a property is a huge decision and making sure that the property is not a hoax by hiring an expert is a wise decision. Make sure what your need regarding the property is, keeping the future in mind. Consulting your friends and family is helpful too. Family will advice you on the needs and friends can help you with the background checks on the property.
 
4.Reliability of the developer:
Doing a proper research on the credibility of the developer is of utmost importance. There are now thousands of developers in the market but picking the project to buy a credible and reliable developer is difficult. Before finalising the project, check the background of the developer, their past projects. Research on how the developer maintains the relationship with the buyer after the deal. Check if the previous projects are maintained as promised.
 
 
These are just things buyers should remember before buying the property and not fall solely on the marketing.
