When you look for your dream home you go through the brochures of as many properties that fit in your budget. You even go to physically inspect the shortlisted projects. Builders mention all the details and hide certain of them in the brochures. There are certain terms and condition related to them that every buyer should know about.

Location:

Often builders do not mention the actual distance in kilometres in the brochures. They mention it as 20 minute drive or just across the project. It is assumed that the time of the travel was measured in a four wheeler on a traffic free road. These assumptions are far from reality. Not everyone uses a car for transportation. Don’t get fooled by it. Get it clear from your builder or search on the internet about the distance to major places like airport, railway station, hospitals, schools etc. It is also better to get the idea of general traffic in the area before you buy a property.

Many developers also claim that the civic bodies are near the project’s location. Don’t fall for the fake words but better check it up yourself.
 
Amenities and facilities:

Most developers claim big things in their brochures to get buyers interested. Most common ones are ‘gated community’ and ’24 hour security’. In simple words, it means that the property which you are buying will have a gated community and 24 hour security service for you. Don’t fall blindly for the same. It is better to inspect the area by yourself and make sure the provisions for the same are there.

Also, mentions like swimming pool and gymnasium are mentioned a lot. The projects which have these facilities are slightly higher in cost than the ones with the same infrastructure in the same area. It is better to cross check for the same. Also, it is better to make sure that the size of the swimming pool and gymnasium is big enough to fit almost all the occupants of the property. Will it be able to fit all the families if they decide to go swimming or gymming on the same day? These are the questions you might want to get answered.

Green projects:

A lot of projects these days claim to the green projects and environment friendly. It has become a selling point for the builders. What kind of green and eco friendly feature is the project supporting? Are they using solar panels? Will there be enough trees to keep the environment cool? Are the building materials eco friendly? What proof has the builder for them? These are the questions you should get cleared from your developer.
