Myth 1: You priced it right: often sellers think that the price that they have decided is right but that is not right. You as a seller think that your property is worth a big value but that might be not the case. The price of the property actually depends on the various factor that includes location, the age of the property, circle rate and much more. So don’t be in an impression that your property is worth a good value and it will earn you a huge sum of money. Evaluate your property as per the going trends to avoid disappointment later.
 
Myth 2: Pricing high help to negotiate: you must have heard to price your property more than its value as it gives some room for negotiation with the buyer. But it might just not work. Because if you price your property higher than market rate and more than other similar properties then the buyer can just ignore your property and move on towards other properties in the same vicinity.
 
Myth 3: Longer the property is in the market, better the price it fetches: Some sellers think that if the property is there in the market for a long period than it can fetch a good price. But the fact is the longer the property stays in the market, buyers lose their interest in those. And you might get confused why the property is not getting sold.
 
Myth 4: Sold quickly, property priced low: it's a common notion that if a property gets sold fast then it must be priced low. But that is a big myth. If your property gets sold quickly then you are lucky enough and hit the bull’s eye by pricing it right.
 
Myth 5: Sell property as it is: if you think that selling a property in its present condition is a good idea then it might be wrong. It might bring down the price of the property and put off the buyers with its certain condition. You need to fix your property before selling it off. You need not invest a large amount in renovation but you should check the little details that include repairing fixtures, paint or any other thing. Make sure that the property is well maintained.
 
Myth 6: The property is perfect, it will get sold automatically: don’t get carried away if people say that your property is just perfect, you need not worry about it, it will get sold on its own. But that is not true. The seller has to put their effort, to make the property get sold. Everything should be in a proper place to make the property look saleable. You need plan everything such as making it look good, decide on property price, arrange photos, post online if required. All these factors help is selling the property.
