You are about to get possession of your flat. It’s really good news. But before you consider taking the possession of your flat you need to be very careful to stay away from problems in future. We have listed some necessary points that you should check before moving in.

Papers: the first and the foremost things the documents or the property papers. These are the most crucial things. Ensure that you have the original and the photocopies of all the important documents that include sanction plans, sale deed, and encumbrance certificate amongst other documents. After receiving the documents and agreements, do check whether they are duly signed or not. Get the property registered in your name and keep the document with you carefully.

Safety features: Safety is a very important measure to look for before moving in. Check whether the apartment is at par with the safety measures as mentioned by the authorities. Ensure whether there is an emergency exit, smoke detector or fire safety measures, whether they are working properly or not. Along with these do check if the locks and keys of doors and windows are working in a proper way. If there is any problem, contact builder immediately.

Specifications: ensure everything is as per specification mentioned by the builder. Such as whether the doors and windows are placed as per the floor plan, whether they are opening and closing smoothly or not. Do check the quality of the materials like doors door knobs, window panels, tiles, fittings, furniture, electrical switch boards etc. Also, there are a lot of amenities that a builder promise to give such as power back up, garden, children play area and much more, so do inquire about these as well.

Drainage and cracks: pay attention to the drainage system, seepages, cracks, and holes, because if there is any problem, these can create huge problem after shifting into your new home. Check the working of the drainage system and leakages in the kitchen, bathrooms, and balconies in the property. Look into the walls for any signs of damp patches, chipped walls, leakage, peeling paint, uniformity in the paint or for any other damages.

Plug points: make sure that all the electrical points, sockets, plug points, bulb holders, switches are in workable condition and connected to the main supply. Check the connection between the main switch and the power back up system. Ensure when the main switch is off, it gets automatically connected to the power back up system. If you have asked for some extra switches and electrical sockets, see whether they are provided or not. Check the wirings that have been provided in the apartment.
