While buying property, one has to remember that it is something that is going to stay in your life for a long time. Whether it is to live in, to construct for commercial or residential purposes or to simply invest, the moment you attach your name to the property, it starts to affect you, bringing prosperity if it is vastu and fengshui compliant or bringing obstacles if otherwise. There are external factors that govern how good or bad a property is and then there are internal factors of course, which is primarily the layout. And both the factors are equally important.
 

1. Make sure the property is not at a dead end or at a T point.

2. If the road is going downhill, don't buy one which is towards the lower side of the road While it is great to have a property or a building higher than yours which is behind your property, avoid buying one which faces buildings on the front side that are higher and more intimidating.

3. Flyovers directly in front are like poison arrows and one should steer clear of them Schools, hospitals, temples, churches and graveyards ideally shouldn't be within 500 meters of the property as the energy within these buildings is very high strung and causes stress to the residents close by.

4. A tree or a pole blocking the main entrance is not a good sign.

5. A water body in front is surely a good sign.

6. A lot of times it helps to see if the soil is fertile enough. Find out if the neighbourhood is abundant and if people there look happy and prosperous. It will help to know how the earlier owners are faring in life. A dilapidated house could have a history which may not seem too pleasant. Avoid houses like these unless you are willing to take chances. Sometimes energies carry forward. And if you must buy, undertake a proper puja ritual before you take it on or start any renovation work there.

7. An old ritual says that you dig a portion of land and then fill the hole back with the same soil. If the soil fills the hole and you still have some extra left, that's a land that will fetch you prosperity. If the soil is not sufficient enough, avoid buying that land.

8. An important factor is the shape of the land. One should go with a regular shape like a square or a rectangular. The best shape is rectangular if you can get the ratio of 1:2. Very elongated and narrow shapes aren't too good. Also avoid triangular and other irregular shapes. They will always have a zone missing which is not what you want.

9. If already constructed, please make sure that North, North East and East zones are more open than the rest of the property. That's a reason why it is recommended to have a property facing one of these zones, a garden or a courtyard here will automatically make these zones light and airy.

10. While investing huge amount of money in a property, it would be wise to take an opinion from an expert before signing the papers. A little effort can go a long way in ensuring that you don't end up with a raw deal.
